Brisbane Rooming Houses is a designer, developer, builder, sylist, furnisher and property manager of high quality, executive-style living, rental accommodation housing in Queensland’s capital city.
We work with, and for, investors to help create luxury affordable housing for higher earning middle income key workers, enabling investors to quickly build their Queensland property portfolio.
The Brisbane Rooming Houses team is headed by Paul Zanetti.
Paul has a creative and design background and is deeply immerged in every house concept, strategy and design from scratch.
He has hand-picked, assembled and works with his insider ‘A Team’ of specialist consultants and contractors to deliver premium accommodation for renters and superior returns for investors/owners.

- If you have an older, poor performing house – we can knock down and rebuild a high performing Rooming House.
- Land subdivisions – we specialise in creating two or more lots from one or more lots for construction of high-end rooming houses. Subdividing means the end-land is usually cheaper than buying an already subdivided lot from a developer.
- Single house builds – we can source a single lot, or if you have your own single lot we can build your single rooming house.
- We manage the entire workflow, from land sourcing, designs, finance, approvals, construction, furnishings, insurance, occupancy and property management.
- We specialise in the highest quality premium rooming houses in Australia, targeting stable, middle-to-higher income key workers.
- If you need finance – we have the right Rooming House specialist brokers and lenders who we work with, to get your loan approved (no referral fees).
What We Don’t Do and What We Are Not
- We are not financial advisors. Seek your own independent financial or accounting advice. We are happy to speak to your advisors.
